Current Section 8 Participants

If you are a current Section 8 participant, this area will provide some information that may be helpful as you continue with the program.

Know Your Workers:

Each program participant is assigned an Income Analyst and a Housing Coordinator, which work as a team.  Talk with your income analyst about any changes to the household income and family composition (persons being added or removed).  Your housing coordinator will conduct the physical inspection of your dwelling unit once a year to make sure it meets HUD guidelines for a decent, safe, and sanitary unit, and maintains communication with your landlord regarding changes in the contract rent and other contractual agreements between the landlord and HACSA.  Keep your income analyst and housing coordinator name and number handy so you can bypass the busy reception phone line.  To find your worker's name, go to the Contact Us pages on this website.

Moving From One Unit to Another:
If you want to move within Lane County, please follow the procedures outlined below in order to keep your housing assistance in good standing.

Terminating the Lease Agreement:

  • You must first give proper notice to your landlord to terminate the lease agreement. If you have been in your unit --with the Section 8 subsidy-- for one year or more, you must give the owner a written notice of your intent to vacate with the required number of days specified in your lease. A copy of the notice must be also given to the Housing Agency. Important: The ending date on the lease cannot be in less than 30 days and not more than 60 days.
  • As an alternative to the 30 to 60 day notice, you and your landlord may agree to a “mutual termination” date. This means both you and your landlord will sign an agreement allowing you to terminate the lease with less than a 30-day notice. A mutual termination form may be obtained from the Housing Agency or this website.
  • If you have not been in your unit for one year, you may still be eligible to move if you have an extraordinary circumstance which makes it necessary. Both the Housing Agency and your landlord must agree to the early lease termination and a mutual termination agreement will be completed by you and your landlord.
  • If you violate the terms and conditions of your lease agreement, your landlord may issue a 30-day written notice requiring you to move.

Contacting your Income Analyst:

  • If/when your termination notice is approved, you will receive a letter from your housing coordinator which will also advise you to contact your income analyst to update the household income and expense information.  Your income analyst will mail a packet of forms to you; this packet must be completed and returned with updated verifications before a new voucher and Request for Tenancy Approval (RTA) form can be given to you to take to a new landlord.

Scheduling an Inspection:

  • When you find a new unit, you and the new landlord will complete the Request for Tenancy form. An inspection cannot be scheduled until the form is returned to the Housing Agency; the subsidy can begin on the new residence once the unit passes inspection.
