Firwood Apartments

Firwood Apartments are located at the 2100 block of West 12th in Eugene.  (West 12th dead-ends into the Firwood parking lot two blocks west of Garfield.)  Firwood receives no Federal or State subsidies, and is therefore treated as a private rental complex.  However, Firwood is also operated in the spirit of the Agency's mission - to house low-income families and individuals.  Therefore, eligible applicants for Firwood must meet low-income limits.

Firwood has 90, mostly one-bedroom, units with an internal one-year waiting list for a small number of two-bedroom units.  Families may accept a one-bedroom unit while waiting for a two-bedroom unit or while waiting to come to the top of the waiting list for other HACSA-owned housing programs.  The occupancy standard for Firwood allows up to two people per living space (living room and bedrooms).

Rent for a one-bedroom unit is $350 with a $250 deposit and a $100 non-refundable cleaning fee; rent for a two-bedroom unit is $400 with a $300 deposit and a $100 non-refundable cleaning fee.  Move-in costs for either a 1 or 2-bedroom unit include the deposit and the $100 non-refundable cleaning fee, plus the prorated first month's rent.

Dogs and cats are allowed at Firwood with prior approval of a pet application and a $150 pet deposit; there is a 30-pound weight limit for dogs.  Other Applicants may apply for a Reasonable Accommodation for a companion animal.

Who qualifies for Firwood Apartments?
Applicants must pass landlord reference and criminal history background checks.  Applicants who have not previously rented, or who have not rented in the last three years, will have the opportunity to provide alternative references showing they will pay rent on time, take good care of the unit, and get along well with neighbors.  Full-time LCC students (nine credit hours or more per term)  are given first preference at Firwood.

What are the income limits?
Firwood applicants must meet federal low-income guidelines.  Applicants must also provide proof of monthly income of at least twice the rent.
